Kirtland AFB EUL Project

Kirtland Air Force Base has available approximately 92 acres of land located along Gibson Boulevard for private development for office, industrial, research and development, retail, hotel, academic and conference space. 

Located in the southeast quadrant of Albuquerque, NM, Kirtland AFB covers 51,558 acres and employs over 23,000 people.  Kirtland AFB operates its aircraft at Albuquerque International Airport, located at the western border of the base, which it co-manages with the City of Albuquerque.

The installation is home to several organizations, including the 377th Air Base Wing, Kirtland AFB's host organization. The mission of the wing is to provide world-class munitions maintenance, readiness and training, and base operating support to approximately 76 Federal government and 384 private sector tenants and associate units. Other organizations on-base include the Nuclear Weapons Center, the 498th Armament Systems Wing, Air Force Research Laboratories, and the Department of Energy (DOE).  Located on Kirtland AFB, Sandia National Laboratories is primarily funded by the Department of Energy and develops and applies advanced technology to protect the United States.

The Enhanced Use Leasing (EUL) opportunity at Kirtland involves approximately 157 acres of flat tracts of land with some trees. Important site characteristics include clear visibility from Gibson Boulevard, limited existing infrastructure, few easements, and no known environmental constraints.

The Air Force and Kirtland AFB seek to competitively select a private developer to lease parcels of land to develop a project compatible with the Kirtland’s mission, goals, and objectives.  The successful private sector bidder(s) will develop, operate, and maintain the facilities and provide cash or in-kind consideration to Kirtland at least equal to the fair market value of the leased assets.
